📊 Boston Real Estate Market Update — May 2026: Why This Is the Best Six Weeks of the Year to Buy or Sell
Every year, the Greater Boston real estate market has a peak window — and we are squarely in it right now.
Historically, late May through mid-June produces more accepted offers, faster timelines, and more closings than any other six-week stretch on the Boston calendar. Buyers are motivated. Timelines are real. Serious purchasers are actively competing for well-priced inventory before summer travel breaks the momentum.
This isn't theory — it's something I'm living right now. In the past two weeks alone, I've had more substantive buyer conversations than in all of Q1. Activity across Boston neighborhoods — including the South End, Back Bay, Beacon Hill, and South Boston — is running meaningfully ahead of March levels. Decisions are being made, and they're being made quickly.
Here's where the numbers stand:
- 30-year fixed mortgage rate: approximately 6.51% (Freddie Mac, May 2026)
- 15-year fixed mortgage rate: approximately 5.95%
- Median Boston home sale price: $1,032,500 (April 2026) — crossing $1M for the first time since last summer
- Median condo price in Greater Boston: $750,000, up from $732,000 a year ago
- Days on market: averaging 37 days for single-family homes, 51 days for condos — giving buyers more room to breathe than a year ago
The bottom line: inventory is still tight, demand is still real, but the frenzied pace of previous years has settled into something that actually resembles a healthy, functioning market. For buyers, that means more time to think. For sellers, it means presentation and pricing strategy matter more than ever.

🌇 What's Happening in Boston This Weekend & Into June
Summer is officially here and the city is delivering. A few things worth knowing about as you plan your weekend:
This Weekend: The WBUR Festival wraps up May 29–30 with an incredible lineup of speakers, conversations, and live programming. If you're not spending Saturday morning at the Tudor open house, this is a great alternative.
All Summer Long: The Boston Harbor Islands are open for the season — ferries running to Georges Island, Spectacle Island, and Peddocks Island through the fall. If you've never done a day trip out to the islands, this is the summer to fix that.
First Sunday of June: The Beacon Hill Art Walk returns — local artists and musicians tucked into the neighborhood's courtyards and private gardens. It's one of the most charming things Boston does all year, and a beautiful excuse to spend a Sunday morning in the neighborhood. (And maybe stroll past 34.5 Beacon while you're at it.)
June 1–22: Hello, Dolly! opens at Lyric Stage Boston. A classic done well in one of the city's best intimate theater spaces.
Starting June 6: The Light in the Piazza at the Huntington Theatre. One of the most beloved musicals, at one of Boston's finest stages.
