Spring is in full swing across Greater Boston — and so is the market. Here's your weekly update from us at Steph Crawford Group, plus some exciting news we've been looking forward to sharing.

We're seeing something interesting right now: inventory is quietly creeping up, but it's still nowhere near where it needs to be. Here's a quick snapshot of where things stand:

  • Active listings are up for the third consecutive year — a welcome sign for buyers who've been sitting on the sidelines.
  • Despite the uptick, we're still sitting at roughly 8,600 active homes across Greater Boston, compared to over 13,000 in pre-pandemic 2019. The supply crunch is very real.
  • The median single-family home price is hovering around $852,500 — still elevated, though down slightly from last year's peak.
  • Homes are averaging around 36–51 days on market depending on price point and location.
  • Condos are gaining traction: active condo listings in Boston are up roughly 7–15% year-over-year, giving condo buyers a little more breathing room.
  • About 30% of listings have seen recent price reductions — so while it's still a seller's market, buyers are starting to gain some negotiating leverage.

The takeaway? If you're a seller, now is still a strong time to be on market. If you're a buyer, more options are coming — but the well-priced, well-located properties are still moving fast. As always, strategy matters.

As of this week, buyer activity across Boston neighborhoods — including the South End, Back Bay, and South Boston — is running meaningfully ahead of March levels.
