Homes like this one attract a specific buyer — someone who wants character and space without leaving the city's orbit — and when the presentation is right, that buyer shows up ready.

123 Auburn Street, Newton — Sold for $1,550,000

A newer, cleaner-lined counterpoint just minutes away. Crisp white façade, black window frames, an upper-level terrace, and a floor plan built for the way people actually live now. Newton continues to reward properties that are genuinely turnkey — buyers at this price point are paying for a home they can move into, not a project.

Private outdoor space in the South End remains one of the most sought-after features in the city, and this one delivered: a generous terrace with skyline and steeple views, furnished as a true second living room. In dense neighborhoods, square footage you can step out onto is worth more than square footage you can only walk through.

Full-service, high-floor city living in one of downtown Boston's best-known addresses. The buyer pool here is different — often a second-home purchaser, a downsizer, or someone who wants the building to handle everything. The value is in the lifestyle as much as the floor plan.

Our most recent accepted offer: a townhouse residence with an unusually large private patio, mature plantings, and a light-filled living room that opens onto it. Outdoor space of this scale in Back Bay is genuinely rare — and rare, priced correctly, still moves quickly.



What These Sales Tell Us About the Market

Four closings across four very different property types and neighborhoods, and a few consistent themes:

Turnkey commands a premium. Buyers across every price band in this group paid up for homes that were ready. Deferred maintenance and dated finishes are being priced in — sharply — by buyers who know what a renovation costs right now.

Outdoor space is not a bonus anymore. The South End terrace and the Back Bay condo with incredible views were not footnotes in those deals. In an urban market, usable private outdoor space is a primary driver of both showings and final price.

The buyer pool is specific, not broad. A Newton Victorian, a downtown full-service residence, and a South End penthouse do not compete with one another. They compete within their own narrow lanes — which is exactly why pricing and positioning have to be built for that lane, not for the market at large.

Preparation is still the whole game. Nothing here sold on luck. Each one came down to the unglamorous work: the right list price, the right photography, the right timing, and a negotiation strategy set before the first showing.
